Sweet Grass County Subdivision Process

The Planning Department is responsible for ongoing development and redevelopment of real property in the community, when the development activities trigger review requirements.  This involves the review and analysis of proposed land subdivisions, certain exemptions from subdivision, certificates of survey, boundary relocations and annexation.

Subdivision is defined under Montana law as “a division of land or land so divided that it creates one or more parcels containing less than 160 acres that cannot be described as a one-quarter aliquot part of a United States government section, exclusive of public roadways, in order that the title to the parcels may be sold or otherwise transferred and includes any resubdivision and a condominium. The term also means an area, regardless of its size, that provides or will provide multiple spaces for rent or lease on which recreational camping vehicles or mobile homes will be placed.”

The Planning staff is available to assist in managing the subdivision review process from initial inquiry to final plat, including pre-application, preliminary plat and final plat review, organization and scheduling of Planning Board meetings and public hearings, as well as coordination of review with other governmental agencies and the governing body.  The first step when considering subdivision is to schedule a pre-application meeting with the Planner to discuss the proposal, the subdivision process and to obtain the requisite forms.
